Who handles the money?
You do. Rent and sale proceeds are yours. Our commission is payable only once the transaction completes, and the amount is set in writing in the mandate before any work begins. Nothing is charged upfront — not the site visit, not the photography, not the listing.
How do I know you actually went there?
Because you see it. Every visit produces dated photographs of each room, a walkthrough video and a written note on the property's real condition. You receive the file whether the news is good or not — that is the whole point of the exercise.
What if the tenant stops paying?
That risk is managed before signature, not after. Each applicant submits identity documents, proof of income or business activity, and contactable references. We send you the complete file and you decide. We never place a tenant on your behalf.
Am I locked in?
No. The mandate is written, its duration is stated in it, and you may end it under the terms it sets out. You know exactly what you are agreeing to before you sign, and you keep a copy.
How it works

First conversation
A WhatsApp message or a call, at a time that suits your timezone. You describe the property and what you want from it. We tell you plainly whether the price you have in mind matches the district.

Site visit
We go to the property. Whoever holds the keys locally lets us in. We assess its real condition, access and immediate surroundings. The visit is free and commits you to nothing.

Document check
Land title, plans, receipts, and the power of attorney if someone represents you. This step protects you as much as the buyer or tenant: a clean file completes faster and negotiates better.

Photography and video
Careful photographs of every room, a walkthrough video, a location plan. This is what separates a listing people open from one they scroll past. The images are sent to you and they are yours.

Publication
Listed on selogercm.com in both French and English, reaching local buyers, expatriates and the diaspora, then distributed across our other channels. Your listing stays current for as long as the property is available.

Screening and viewings
We take the enquiries, filter out time-wasters, and run the viewings in person. You only ever see serious applicants, with their file already assembled.
Three ways to work together
Letting
We find your tenant. Application file, accompanied viewings, lease drafting and entry inventory. You then hold the relationship with your tenant directly.
Sale
We market your property to local buyers and to the diaspora. Documents verified beforehand, negotiation handled, and support through to signature at the notary.
Property management
For owners who are away or would rather not deal with it: rent collection follow-up, chasing arrears, coordinating repairs, and a documented report at regular intervals. This is the option most owners living abroad choose.
Open or exclusive mandate
Open mandate
You remain free to use other agents, or to let the property yourself. We work on it without exclusivity. The most flexible arrangement, and the usual starting point for a first property.
Exclusive mandate
You entrust the property to us alone, for a fixed period. In return we commit more to it: fuller photographic coverage, prominent placement on the site, and active follow-up. This is what produces the best results on higher-end property.
In both cases the mandate is written and you keep a copy. SE LOGER CM acts under a mandate governed by ordinary contract law.

Do I pay for the site visit?
No. The assessment visit, the photography and the listing are at our expense. You pay only if the property is actually let or sold.
Which districts of Douala do you cover?
The whole city: Bonapriso, Bonanjo, Akwa, Bali, Bonamoussadi, Makepé, Logpom, Logbessou, Deïdo, Kotto, Bonabéri, Yassa and the port zone.
Do you handle land and commercial property?
Yes. Plots, warehouses, offices, shops and commercial units are part of our portfolio alongside residential property.
I have never met you. Why should I trust you?
You should not, on the strength of a web page alone. Start by looking at the 250 listings already online, ask for a first visit report before signing anything, and read the mandate in full. Nothing binds you until you sign.
Can a relative in Douala act for me?
Yes, and it is the usual arrangement. Whoever holds the keys lets us in; a written power of attorney is needed only if someone must sign on your behalf.
How are funds transferred to me?
Through the channel agreed in the mandate, with a written record of each payment. The terms are set before any work begins, not afterwards.
